The ICA GreenRise: Urban Sustainability, a Social Services Hub and a Living Community
The eight-story ICA GreenRise building is a unique demonstration of a vintage building striving to continuously lower our carbon energy use through historic renovation and innovative energy efficiency.
Since the ICA GreenRise Restoration Project was launched in 2015, it has been a long journey to reach this moment: the closure on $22 million dollars of financial packaging from twelve financial institutions for restoring and completing an energy retro fit of the first two floors of the building!
ICA colleagues catalyzed this project at the beginning by providing over $300,000 to cover the costs of the project's pre-development expenses.
Marking its centennial in 2021, the ICA GreenRise building in Chicago serves many purposes in the Uptown community and Chicago. GreenRise is one the largest nonprofit and social services hub in the Midwest. It houses ICA-USA offices, a conference center and social service center with over 20 nonprofit agencies and religious communities. Our building tenants have over 1,000 client interactions per week via an array of services: community health (medical and mental health support, HIV/AIDS prevention); aid to the homeless; senior citizen programs; and refugee aid.

The ICA GreenRise Uptown Learning Laboratory has become a demonstration center for urban sustainability through:
- a solar array of 485 panels that fill 25% of the building’s electricity
- energy-efficient LED lighting
- innovative heating and cooling systems
- renovating its infrastructure (plumbing, state of the art HVAC, new boilers), repairing the terra cotta facade and restoring the first floor lobby
- becoming a member of the Mayor’s Leadership Circle for Outstanding Energy Efficiency for achieving a 23% energy reduction.

GreenRise houses two residential intentional living communities providing affordable housing options to eco-conscious individuals and families.
GreenRise is the Chicago Carbon-Free Demonstration Building for cutting-edge urban sustainability in the Uptown community. Volunteers, residents and staff have been committed to establishing and implementing environmentally 'green" elements into the building. These include the 2014 installation of the second largest rooftop solar panel array in Chicago along with efficient lighting and heating systems and permeable surface parking lot elements. A Chicago Landmark
Originally a four-story structure built for the Mutual Insurance Company in 1921, an additional four stories were added in 1926. The Classical Revival-style building is clad in finely detailed glazed terra cotta. Long-time owner Kemper Insurance donated the 166,000 square foot building to the Institute of Cultural Affairs and Ecumenical Institute in 1971. The building has been officially designated a Chicago Landmark and is listed in the National Registry of Historic Places. Read more
